Grenada citizenship by investment: costs, route & status

What Grenadian citizenship costs one adult or a family of four in government charges at each price point, with the US visa rules and the agent checks that come first.

  • The fund route starts at US$235,000 for one applicant or a family of up to four. With the four personal fees charged by Grenada's Investment Migration Agency (IMA), one adult pays US$244,000. Two adults with children aged 10 and 15 pay US$257,000. 1, 2, 3

What are the two investment routes?

US$235,000 is the starting figure, for one applicant or a family of up to four. It is the contribution to Grenada's National Transformation Fund for a main applicant and up to three dependants. The rule has been in force since 1 July 2024. The program runs under the Grenada Citizenship by Investment Act 2013, and its agency opened in February 2014. 1, 7

The fund is a government fund that pays for projects in Grenada's economy. Your payment is a one-time contribution. The second route is an investment in a government-approved project. IMA says most approved projects are real estate developments, including hotels, resorts and villas. Both routes run through an Authorised Local Agent. 2

On both project options, the US$50,000 government contribution covers the main applicant and up to three dependants. Developers pay their own US$10,000 application fee and US$7,500 due-diligence fee for approved status. Those sit outside an applicant's bill.

Both project options carry the same US$50,000 government contribution. So the general project option costs US$165,000 more than the fund for one adult (409,000 minus 244,000), and US$80,000 more than a shared unit. Every bar leaves out agent, legal and property costs. Source: 1, 2

The shared unit is the lower project price, with conditions. The US$540,000 unit minimum equals two shares at US$270,000. The unit has to sit in the tourism accommodation sector. A property listed at US$270,000 qualifies at that price only inside this shared structure. 1

Fees beyond the investment amount

Every person on the file adds IMA fees, and age 17 is where they jump. A child under 17 pays US$2,000 in personal fees. From 17, the same person pays US$9,000 at the Becoming a Citizen rates. Non-applicant spouses and sponsors pay the due-diligence, processing and interview fees too. 2, 3

How much does a family application cost?

Two adults and two children aged 10 and 15 pay US$257,000 on the fund route. The same family pays US$342,000 through a shared tourism unit. A general project investment brings it to US$422,000. The personal fees, US$22,000, stay the same at every price point. 1, 2, 3

The example has no sponsor and no non-applicant spouse. At the Enquiries page's US$6,000 due-diligence rate, each column rises by US$2,000. Agent and legal fees, medical exams, documents and property costs are extra.

Some relatives sit outside the base price. The US$235,000 and US$50,000 figures cover the main applicant and up to three ordinary dependants. IMA's fee table names the exceptions: siblings, and parents and grandparents aged 55 and under. Each added person also pays the personal fees for their age. 1, 2

How to verify an authorized agent

Every Grenada application goes through licensed agents. Applications reach the Citizenship by Investment Committee only through agents. Only persons and entities licensed and authorised by IMA Grenada may act as one. IMA keeps the official list of these agents on its website. 2, 9

Two roles share the work. An Authorised International Marketing Agent is permitted to promote the program and helps the applicant prepare documents. An Authorised Local Agent holds a licence from the Minister, acts for the main applicant and files the application. That licence goes to a national of a member state under the Revised Treaty of Chaguaramas, ordinarily resident in Grenada. 2, 3

  1. Get both names

    Ask for the full legal names of the marketing agent and the local agent who will file. 2

  2. Match them to IMA's list

    Check each name against the list of licensed and authorised agents on IMA Grenada's website. If anything is unclear, confirm with IMA through its official channels. 9, 3

  3. Search IMA's notices

    Look for the same names in IMA's notices and circulars. They carry suspensions, revocations and warnings about unauthorised entities. 10

  4. Follow the money

    IMA's Enquiries page says investment payments go to the authorised local agent's escrow account before they reach IMA. For a shared tourism unit, IMA's July 2024 circular puts the whole US$270,000 in the developer's escrow account. Get the account holder's name in writing, and hold payments and documents until the checks above are done. 3, 1, 9

IMA publishes its decisions on licensed agents. Effective 6 June 2025, IMA suspended Reef View Enterprises Ltd. as a Local Agent. Its circular cites the Committee's review of serious breaches of the agent's obligations, including the alleged misappropriation of investor funds. The investigation began in March 2025. 11

NOW Grenada reported on 10 November 2025 that the Minister for Citizenship revoked Reef View's status as a licensed Local Agent as of 5 November 2025. The decision followed the Committee's recommendation. The IMA circular the report quotes describes a permanent revocation. Under it, the company is no longer authorised to operate, represent or conduct any business under the program. 12

Ask what the agent earns on your file. Since 1 April 2025, IMA has paid marketing agents a flat US$30,000 for each submitted and approved fund application with verified investment. IMA reviews that structure every year. Put the figure beside the fee the agent quotes you. 13

Can Grenadian citizenship help you get a US E-2 visa?

An investment citizen needs three years of domicile before an E-2. The rule covers a person who gained a nationality through a financial investment and has never held E status. That person can apply through the country only after three continuous years of domicile there, at any point before applying. The clock measures domicile in Grenada, a separate matter from holding the passport. 4

The rest of the test applies to everyone. USCIS describes a national of a treaty country investing a substantial amount of capital in a genuine US enterprise. The investor enters solely to develop and direct it, and the business has to be more than marginal. The United States and Grenada signed an investment treaty on 2 May 1986. It entered into force on 3 March 1989. 14, 15

Bridgetown takes E-visa cases from its own district. The US Embassy in Bridgetown, Barbados, covers Grenada. It accepts E-1 and E-2 applications only from residents of its district who are also nationals of a treaty country. E-2 status allows a maximum initial stay of two years. Extensions come in steps of up to two years each, with no set limit. 16, 14

Dual citizenship and the US visa bond

Grenada allows dual citizenship. It asks for no renunciation of another nationality. Your current country's own law decides whether you keep yours. Every Grenadian passport is valid for five years. IMA's Enquiries page says the application requires no visit to Grenada, before, during or after. 3

US visitor visas now come with a possible bond. The State Department's Visa Bond Program became permanent on 3 August 2026. A consular officer may require a covered B-1/B-2 visa applicant to post a bond of US$10,000, US$15,000 or US$20,000. The bond is a condition of issuing the visa. The money is returned when the visa holder complies with its terms. 5

During the 12-month pilot before that, travelers from 50 countries were subject to the program. About 20,000 visa applications were determined to require a bond. The rule sets the amounts without naming countries. 5

NOW Grenada reported on 3 August 2026 that Grenada first became subject to the pilot on 2 April 2026, when it was added to the list. The report says Grenadians attend visa interviews at the US Embassy in Bridgetown, Barbados. 6

Test the plan against a change in either rule. In August 2026 the US bond rule became permanent and Grenada deferred its residence requirement. Weigh what the citizenship still gives the family if either rule moves again. The Grenada travel guides and field notes help judge how much time the island itself will get. 5, 17

What can change after you invest?

Approved status sits with the project, and IMA lists the projects that lost it. On 13 September 2026, IMA's approved-projects page named six projects decertified by the Government of Grenada. The page lists names only, with no dates or reasons. 18

New applications tied to one company and one project paused for four months in 2025. In March 2025, IMA suspended all applications linked to Singapore Heng Sheng (Grenada) Development Pte. Ltd. and the Grenada National Resort project. The suspension followed allegations of illegal discounting and owner financing, according to IMI Daily, an investment-migration trade publication. On 4 June 2025, IMA resumed processing applications it already held where the source of funds had been independently verified. 19, 20

IMI Daily reported on 18 July 2025 that IMA had fully lifted the suspension. The final review included reassessments by international due diligence providers. It found no direct evidence of prohibited financing arrangements by either the project or the developer. The investigation concluded the issues were applicant-specific. IMA's notices index holds the record of the case, from Circular No. 3 of 2025 in March to Circular No. 9 on 16 July 2025. 19, 10

IMA first required attestation forms for this project, and for applications through Heng Sheng, in June 2025, and said the rule would soon cover every applicant. Since 10 November 2025, every applicant investing in an approved project files a notarised form confirming the money comes from their own verifiable resources, or a sponsor's, with bank credit advice showing the deposit into the developer's account. 20, 8

The residence requirement waits on the region. A residence requirement was scheduled to begin on 31 August 2026. IMA's 21 August 2026 circular says it takes effect only once the regional regulator is operating. All participating member states also have to agree and communicate a start date. The requirement arises under the Eastern Caribbean Citizenship by Investment Regulatory Authority Agreement. IMA says further guidance will follow. 17

On 13 September 2026, the newest entry in IMA's notices index was Circular No. 3 of 2026, dated 4 September, on the passport-scan portal. Check the index again before any payment. 10

What should each family member know before applying?

Each relative brings a category, an age and a paper trail. Fees follow age, and surcharges follow the relationship. The documents follow each person: a medical certificate for the main applicant and every applying family member, plus a police certificate. 2, 1

  1. Put every person in a category

    List each relative with age and relationship. Have the agent write the category and surcharge beside each name. 1

  2. Prepare the documents in English

    Complete the official forms, attend the medical examination and gather supporting documents, all in English and legalised. A project buyer also reserves the unit through a sale and purchase agreement. A project buyer also files a notarised attestation form on the source of the money and bank credit advice for the deposit. 8, 2

  3. Scan passports to the September 2026 standard

    IMA's 4 September 2026 circular sets the file rules for the CARICOM IMPACS CBI Web Portal. Scans go in as JPEG, PNG or PDF, at 20 MB or less. They need at least 1,000 pixels on the longest side (about 200 dpi), and 1,500 pixels (300 dpi) is preferred. 21

  4. The local agent files

    The authorised local agent submits the application to the Executive Office of the Citizenship by Investment Committee. The same agent handles all correspondence on the file. 2

  5. Checks, interview and decision

    The government runs a due diligence background check. The Committee makes a recommendation, and the Minister of Citizenship decides. IMA's Enquiries page puts approval within 60 business days of submission, once due diligence is satisfactory and funds are received. Its Becoming a Citizen page sends the payment letter after the Minister decides, so ask the agent which payments fall due before the decision and which after. 2, 3

  6. Pay, then register

    A successful applicant gets a letter to make the fund contribution or complete the property purchase. On proof of payment, the Committee issues the certificate of registration. The local agent then applies for the passport. 2

Watch the birthdays. A dependant who turns 17 moves from US$2,000 to US$9,000 in personal fees. That is a jump of US$7,000 at the Becoming a Citizen rates. Ask the agent which date sets each child's age before the quote is final. 2, 3

Is a US$270,000 Grenada property quote the full cost?

It covers one piece. US$270,000 is the minimum per share in a qualifying shared tourism unit worth US$540,000 or more. Add the US$50,000 government contribution and US$9,000 in personal fees. One adult then pays US$329,000 before agent, legal and purchase costs. 1, 2

What currency are Grenada's citizenship fees paid in?

IMA quotes the fund, project and fee figures in US dollars. Grenada's currency, the Eastern Caribbean dollar, is tied to the US dollar. The rate was fixed at EC$2.70 to US$1.00 on 7 July 1976, so US$235,000 equals EC$634,500. 2, 3, 22

Can I keep my current citizenship?

Grenada allows dual citizenship and asks for no renunciation of another citizenship or passport. Your current country sets its own rules on holding a second nationality. A Grenadian passport is valid for five years. 3

Does Grenadian citizenship automatically give me a US E-2 visa?

The E-2 is a separate US decision. It turns on a substantial investment in a US enterprise that you develop and direct. If your Grenadian nationality came through investment and you have never held E status, US law adds a test: three continuous years of domicile in Grenada before you apply. 4, 14

How long does the Grenada application take?

IMA says an application is approved within 60 business days of submission. That depends on a satisfactory due diligence check and receipt of funds, and IMA offers no expedited service. The clock starts when the local agent files, so documents and passport scans come first. 3, 2

Do I need to live in Grenada after receiving citizenship?

On 13 September 2026 the residence requirement was on hold. IMA's 21 August 2026 circular delays it until the regional regulator operates and member states agree a start date. Further guidance will follow. The application itself requires no visit to Grenada. 17, 10, 3

Who pays the agent, and how much?

IMA pays a marketing agent a flat US$30,000 for each submitted and approved fund application with verified investment. That structure dates from 1 April 2025 and is reviewed each year. Ask the agent to put its own fee, and any payment it receives on your file, in writing. 13

Do children pay the same fees as adults?

They pay less until 17: US$2,000 in personal fees for a child under 17, against US$9,000 from 17 at the Becoming a Citizen rates. Children also count toward the three dependants the base price covers. In a two-adult family, a third child is the fourth dependant and adds US$25,000 on either route. 2, 3, 1
