Seasonal ski housing: deposits, utilities and minimum stays

Season prices for three Chamonix properties, the deposit rules in France and British Columbia, and a worksheet that keeps the cash you need apart from the money you spend.

The named prices here come from three operators in France, Canada and Bulgaria, read on their own pages in September 2026. Each country's rules bind only where they are written, so run the method against the contract in front of you.

Does the advertised monthly rate show your total cost?

Three Chamonix properties, both date windows their agency sells, read on 20 September 2026.

A ski season carries two prices, and fourteen nights separate them. Cimalpes lets its Cocoon flat in central Chamonix, 600 metres from the lifts and sleeping four, for EUR 10,080 from 2 January to 4 April 2027. Move the start date back to 19 December 2026 and the same flat costs EUR 12,600. 1

Those fourteen nights add 15.2 percent to the stay and 25 percent to the bill. The multiplier is exactly 1.25 on all three of the agency's winter listings, from the Cocoon flat up to a chalet at EUR 25,680. Christmas and New Year are priced as their own stay, tucked inside a figure that reads like one season. 1

So the useful question about a seasonal listing is what the figure buys: which nights, which charges, and which money comes back.

Prices are in euros with all taxes included, and each covers the agency's booking fee, the rent and the rental charges. Every deposit is marked cashed, meaning bank transfer one month before arrival with the rent balance, and it holds the same whichever window you book. The Jorasses page prints its own longer window as 19/12/2027 to 04/04/2027; this table shows the 2026 start the other two listings carry, so check the year with the agency before you book. 2, 1

Two details sit under those numbers. Each price already includes the booking fee and the rental charges, so you plan against one figure. And the deposit holds flat across both windows, which makes it a bigger share of a shorter booking: EUR 3,000 is 29.8 percent of the Cocoon's January price. 2, 1

What are you actually renting?

The contract category sets your deposit cap, your refund rights and whether you may occupy the building at all.

Lease length settles nothing; permitted use settles everything. British Columbia's Residential Tenancy Act skips living accommodation occupied as vacation or travel accommodation, so a winter booking in the province can sit outside the Act altogether. Whistler goes further and bars tourist use of residential-zoned properties and employee housing units for any length of time. 6, 7

Whistler's test is about how a home is lived in. A residential-zoned property must be used as a fixed place of living, one a person intends to return to when absent, and a longer booking leaves that test exactly where it was. Around 9,400 units in town are tourist accommodation, and a home in a residential zone is not among them. 7

France draws its line by the clock instead. Official guidance puts a limit inside the furnished tourist category: the same customer cannot total more than 90 consecutive days of rental per calendar year. The Chamonix season above runs 106 nights, past that limit either way you count it, which puts it in a different contract category. 3, 1

Ask the operator to name the category your stay falls under and the contract that governs it, in writing, before any money moves. Monthly stays and short bookings compare the whole accommodation bill on one basis.

How do you turn a minimum stay into a total commitment?

The same three properties, divided by the nights they cover, and the fortnight that costs the most.

The minimum stay here is the whole window, so the commitment is the window's price. Cimalpes sells each of these seasons whole: 92 nights from 2 January to 4 April 2027, or 106 from 19 December. Divide by the nights each one buys and the holiday premium walks straight out, at EUR 109.57 a night for the Cocoon flat, EUR 148.70 for the eight-sleeper Jorasses apartment and EUR 279.13 for the Ushuaia Saison chalet. 1

The added nights run 19 December 2026 to 2 January 2027 and cost the difference between the two windows each listing prints. Per-night figures divide the listed price by 92 nights or by 14, so a nightly rate here is planning arithmetic.

The gap keeps the same shape at every price level: the holiday fortnight costs 1.64 times the season's own nightly average. Start on 2 January and you buy the cheaper nights only. Source: 1

That 1.64 is the number to weigh against a flight home for Christmas, or a January start that gives up two weeks of the mountain. It holds at all three properties, so the agency prices those weeks as policy. 1

Housing is one line in a much bigger winter. What a ski season actually costs sets rent beside travel, food and equipment, and ski pass break-even counts the days a season pass needs to pay for itself. Settle the housing commitment first: it is the longest one you sign.

Deposits: when the cash leaves, and when it comes back

A deposit is a cash-flow event on two dates, not one line in the budget.

A deposit marked cashed is money in someone else's account, well before you arrive. Cimalpes' general terms say a deposit labelled this way is paid by bank transfer one month before arrival, together with the balance of the rent. On the Cocoon flat that is EUR 3,000 with the agency from early December, against a season priced at EUR 10,080. 2, 1

The same terms are just as specific about the way back. The deposit answers for damage caused to the rented property, and the agency holds it until its own counter-inspection after the client departs. What returns is the deposit less refurbishment costs and a 20 percent management surcharge on any damage found, with a repair bill above the deposit payable on first request. 2

Cancellation runs in tiers, and each tier deserves its own line in your notes. Cancel 31 days or more before arrival and the booking deposit, 25 percent of the total stay, is forfeit. From 30 days out through a no-show, the full stay is charged. Shorten a stay once it has started and Cimalpes refunds nothing, barring exceptional circumstances. 2

Two jurisdictions, two answers on timing.

Where British Columbia's Act applies, the landlord has 15 days from the later of the tenancy ending or your forwarding address arriving in writing, and within that window must repay the deposit with interest or apply for dispute resolution. The right to claim runs one year from the tenancy's end, and survives on that address reaching the landlord in writing inside the year. 6

France regulates the contract instead of the clock. Official guidance requires a furnished tourist rental agreement to state the deposit amount, the method and the time limit for its return, and allows the deposit to be reduced by water, heating and electricity use where the contract says so. 8

One clause runs the traveller's way, and it turns on one word in the contract. Where the advance is taken as deposits, a lessor who cancels repays double. Where it is taken as a down payment, the lessor refunds it with compensation for moral damage. Force majeure ends both, and the lessor keeps what was paid. Both describe the advance, not the security deposit that answers for damage, so ask which word your contract uses. 8

How do you price utilities for a whole season?

Three operators, three different answers, each printed on its own page.

Heating a place through an alpine winter is either already in the price or it is the surprise at the end. Cimalpes settles it in one sentence: all its prices are in euros, shown with all taxes included, and cover the booking fee, the rent and the rental charges. A reader pricing that stay has one number and no utility line to estimate. 2

Coworking Bansko reaches the same place by another route. Its Flex Month product prices 30 consecutive nights at EUR 699 per person, covering a private room, housekeeping, wifi, coworking lounge access, a sauna and drying room, and all overhead bills, meaning electricity, heating and water. Whistler Housing Authority goes the other way on its own rates page: rents exclude parking and other fees, and some buildings include limited utilities. 9, 4

Three different products in three countries. This table answers the inclusion question only; the prices sit in different currencies, lengths and categories. Bansko read 13 September 2026, the others 20 September 2026. 5

For a metered property, ask for past winter bills from the same building with personal details removed, the household size behind them, and any change to the heating system since. Settle who receives the invoice, when it falls due, and how a final bill arriving after your deposit is returned gets handled.

Who is allowed to rent a ski-town home?

In Whistler, the cheapest long-term housing is restricted by employment, income and household size, with the paperwork to match.

Whistler's employee housing runs on a formula instead of a rate. The Whistler Housing Authority manages an inventory of 479 long-term rental units for qualified Whistler employees, filled from a waitlist on a first-come, first-served basis. Rent is set at 30 percent of the applicant's gross household income, with a minimum and a maximum for each building. 5

Eligibility is the real barrier. The rental program takes qualified full-time employees and qualified retirees. The authority's proof-of-employment page puts numbers on the words: an employee averages at least 30 hours a week over a year at a Whistler business holding a valid municipal licence, and a retiree is 55 or older, held that status for 10 of the past 12 years, and still lives in Whistler, Squamish or Pemberton. 5, 10

Household size then fixes the unit. The occupancy standard allows one to two people per bedroom, couples share a bedroom, and every occupant is named on the lease. 5

A second Whistler route ties the bed to the job. Vail Resorts' careers site for Whistler Blackcomb says a worker needs an offered full-time position or approved returning-staff status before moving into its winter staff housing, and states plainly that the job comes first. Ask for the accommodation terms in writing, separately from the recruitment conversation. 12

The municipality owns a slice of this stock directly. Council Policy K-01, adopted on 23 July 2019 and amended on 5 April 2022, covers 327 rental units owned by the Resort Municipality of Whistler, and the 2022 amendment brought in the income-based model. The Whistler Housing Authority prints on every page of its rental program that its workplace and its homes sit on the unceded territory of the Sk̲wx̲wú7mesh (Squamish) and L̓il̓wat7úl (Lil'wat) Nations. 13, 5

A 92-night season, priced line by line

At USD 1.1464 to the euro, the rate the Federal Reserve's H.10 weekly release of 21 September 2026 lists for 18 September 2026, that cash position is USD 14,994.91 and the expense USD 11,555.71. Your own provider's rate and fees decide what a transfer costs on the day. 15

Scale the shape up and the deposit keeps its grip. The Ushuaia Saison chalet asks EUR 9,000 against a EUR 25,680 season, 35.0 percent of the price sent a month early, or USD 10,317.60 against USD 29,439.55. A group splitting that chalet still raises the whole deposit on one date. 1, 15

Housing is the anchor line. A remote-work ski month prices the workdays, the desk and the mountain access around a stay like this one.

Does seasonal mean the ski season?

Two operators use the word for windows that leave winter out entirely.

The agency that sells a Chamonix winter also sells a Morzine summer, and calls both seasonal. Cimalpes' Morzine season listings quote mid-June to mid-September: EUR 3,210, EUR 4,260 and EUR 2,910 for three apartments. The page carries no winter figure at all. 16

Coworking Bansko draws the line from the other side. Its Flex Month price of EUR 699 for 30 consecutive nights carries a plain exclusion on its own page: the price stops applying for the winter period, 15 December to 15 April. That window swallows the entire Bansko ski season. 9

Read the printed dates on the listing, then read them again on the contract. One of the three Chamonix listings prints its longer window as 19/12/2027 to 04/04/2027, a start date that falls after its own end date. Ask the agency to confirm the year in writing before any money moves. 1

Leaving early carries its own arithmetic. Coworking Bansko's terms make bookings non-refundable by default and refund a long-term package of 28 nights or more that ends early at the property's short-term rate for the nights used, so an early departure raises the price of the nights you already took. Get that number before a seasonal discount talks you into a longer term. 17

What should you check before you sign?

Five steps and six questions, most of them one email to the operator.

Every expensive surprise in a season let is answerable in advance. Each item below comes from a term one of these operators publishes, so an operator who will not answer has told you something too.

  1. Name the contract category

    Ask which category the stay falls under and which law governs it: a tourist let, a residential tenancy, or a unit tied to a job. In British Columbia that answer decides whether the half-month deposit cap and the 15-day return deadline reach you. 6, 7

  2. Get the payment calendar as dates

    Booking deposit, rent balance, security deposit and any mid-season charge, each with the day it falls due. Cimalpes places the balance and the deposit one month before arrival. 2

  3. Price the utilities line, or confirm there is none

    Ask about space heating, hot water, electricity, cooking fuel, internet and building charges by name. An operator whose price covers them says so in its terms, as Cimalpes does. 2

  4. Keep the cancellation tiers separate

    Write each tier with its own deadline: 31 days or more, inside 30 days, and a no-show. Folding them into one rule is how a 25 percent forfeit arrives as a shock. 2

  5. Write down the early-exit number

    Ask what leaving in February costs, in money and in notice. Where a long-stay discount reprices at the short-term rate on exit, the nights you already used get more expensive. 17

  • The named occupancy limit, who may use the shared rooms, and confirmation that your room stays yours for the whole booking.
  • Where skis, boots and wet clothing are stored and dried, and any charge for a locker.
  • The kitchen you will actually have; a kettle and a microwave make a very different food budget.
  • Laundry access, drying rules and the price per cycle.
  • The winter walking route from the door to the lift and the bus stop, with the timetable for the season you book.
  • The legal name on the payment instructions, and that party's authority to let the property.

Location changes the rest of the budget more than it changes the rent. Car-free ski trips compare transfers with a rental car across a whole stay, and when the winter includes working days, remote-work travel budgets price the desk alongside the room.

Frequently asked questions

Should I count a refundable deposit as an accommodation cost?

Count it twice in the cash budget, on the day it leaves and the day it is due back, then count only the retained part as expense. On the Cocoon flat that is EUR 3,000 held from a month before arrival against a EUR 10,080 season, released after the agency's inspection less repairs and a 20 percent surcharge on any damage. 1, 2

Is the lowest monthly rate the cheapest option?

Only when the required stay matches. Multiply by every night you must buy, including the ones you plan to skip, then add utilities, fees and setup. The Chamonix listings show it from the other direction: the same flat is EUR 10,080 for 92 nights or EUR 12,600 for 106, and the extra fortnight lands at EUR 180.00 a night against a EUR 109.57 average. 1

Can I sublet the weeks I will be away?

Treat that as a no until the contract says otherwise in writing. Whistler shows why: a residential-zoned property or an employee housing unit may be rented to tourists for no length of time at all, and every occupant of a housing authority unit is named on the lease. Keep the committed rent in the budget until a valid agreement releases you. 7, 5

Does a seasonal stay count as a residential tenancy?

Duration alone settles it nowhere. British Columbia's Act leaves out living accommodation occupied as vacation or travel accommodation, and the housing authority adds a second exclusion where a tenant shares a bathroom or kitchen with the owner. France points the other way, capping furnished tourist accommodation at 90 consecutive days per customer per calendar year, so a 106-night season needs a different contract. 6, 14, 3

How do I compare an all-inclusive price with a metered one?

Put both on one basis: the whole season, with the same weeks in each. Ask the all-inclusive operator which services the price covers by name, as Cimalpes sets out in its terms, and ask the metered one for past winter bills plus the household size behind them. Then test a low and a high scenario against the fixed figure. 2

What happens to my rent if a poor snow year shortens the season?

The contract decides, and the ones on this page decide against the traveller. Cimalpes refunds nothing for a stay the tenant shortens, barring exceptional circumstances, and Coworking Bansko reprices an early exit at its short-term rate for the nights used. A lift closure and a housing contract are two separate agreements. 2, 17

What happens if a housemate leaves early?

Read the signed agreement, because a private split between friends leaves the operator's claim where it was. Take the eight-sleeper Jorasses apartment at EUR 13,680 for the season: eight people pay EUR 1,710 each, and seven pay EUR 1,954.29, so one departure costs each of the others EUR 244.29. Agree bills, guests and replacement rules in writing before arrival. 1

How do I check the property is available for my exact dates?

Read the printed dates twice, once on the listing and once on the contract, and check the year as well as the day. The same agency's Morzine season pages quote mid-June to mid-September under the same word, season, so the window a listing sells may not be winter at all. Ask for the year, the check-in day and the check-out day in writing. 16, 1
