Cancún travel guide: the Hotel Zone, downtown and the islands

The same ferry to the same island costs 110 pesos from one pier and 580 from another - here is what every fixed price in Cancún actually is, read from the operators on 25 September 2026.

  • Board the Isla Mujeres ferry at Puerto Juárez and a round trip costs 110 pesos, about $6.38. The same Ultramar line from the Hotel Zone piers sells one tier, Premium Plus, at 580 pesos round trip. That is 5.27 times the fare for the same crossing. 2, 3
  • The reef in front of the Hotel Zone carries a 125-peso daily fee, about $7.25, collected by CONANP for the marine park that also wraps Isla Mujeres and Punta Nizuc. Children under 12, seniors, retirees and disabled visitors are exempt. 4, 3

Two cities that share one name

The split that shapes every price on this page: a barrier strip of hotels on the Caribbean, and a working city across the lagoon.

At kilometer 18 of Boulevard Kukulcán the sand at Playa Delfines runs wide and open, with no hotel standing behind it. Free entry. Free parking beside the lookout. Walk the strip in either direction and it narrows into 22.5 kilometers of resorts bent like the number 7, Caribbean water on one flank, the Nichupté Lagoon on the other. 1, 12

Cross the lagoon and Cancún changes. Downtown sits on the mainland, built around Avenida Tulum, where the buses cost 12 to 15 pesos and the people on the sidewalk live here. Same city. Same municipality of Benito Juárez. Two very different bills. 9

The peninsula around both halves is Maya country in the present tense. Mexico's 2020 census counted 774,755 speakers of Maayat'aan, the Yucatec Maya language, living across Campeche, Yucatán and Quintana Roo, the state Cancún belongs to. The ruins along this coast are ancestral sites of communities that are still here, with their own towns, cooperatives and rules for visitors. 13

Which side you sleep on decides what a day costs. The ferry fare, the bus fare and the walk to open sand all move with it. Everything below is priced from the operator or the agency that collects the money, read on 25 September 2026.

How do you get from the airport to either side?

Three ways out of Terminals 2, 3 and 4, with the prices each operator published on 25 September 2026.

By taxi the two sides cost about the same, which surprises most people. A pre-arranged transfer company lists USD 24.85 online or USD 45.00 at its local rate for the 28-kilometer run to the Hotel Zone, against USD 24.43 or USD 45.00 for the 17 kilometers to downtown. The real gap between the two sides shows up on the bus. 14

ADO's 170-peso fare is from its own booking site; the taxi rates are a private ground-transport company's published rate card and are indicative, so treat them as a quote to confirm. Quintana Roo's mobility institute puts the real cost of a city bus ride at 21 to 24 pesos against the 12 to 15 riders pay.   1. Pay VISITAX before you land

    Quintana Roo charges every foreign tourist a state tax, set under Article 51 octies of the state's Law of Rights and payable only through the official portal at visitax.gob.mx. Secondary reporting puts it at 283 pesos, about $16.41. Keep the QR code on your phone. 5, 6, 3

  2. Look for the FMM on your airline ticket

    Mexico's tourist entry permit covers stays up to 180 days at a reported 983 pesos, about $57.00, and air travelers usually find it already on the fare as a Mexican tourism tax line. Stays of less than 7 days are waived. 7, 3

  3. Arrange the taxi inside the terminal

    Airport taxis are dispatched from a booth in the arrivals hall. People offering a ride at the doors outside are a known scam risk, flagged on the transfer company's own page. 14

  4. Get pesos, and small notes

    The R-1 and R-2 buses take cash in pesos, 12 to 15 a ride, with no cards and no dollars. MMT's guide to ATM fees abroad covers what the withdrawal itself costs. 9

  5. Save two phone numbers

    911 reaches police, fire and ambulance anywhere in Mexico, free from any phone, with bilingual operators around the clock. Cancún's tourist police answer 998 885 2277 in the Hotel Zone. 15

Where should you stay, Hotel Zone or downtown?

Stay downtown if the bill matters, on the strip if the water does. Downtown runs on peso prices, cheaper buses and a 110-peso ferry from Puerto Juárez. The Hotel Zone puts sand at the door and charges 580 for the same crossing. Rates on both sides move with your dates, so price them yourself and add the numbers below.

The geography does the rest of the work. The Hotel Zone puts you on the Caribbean with the resorts, the marina and two ferry piers. Downtown puts you on the mainland among the people who work there, with the R-1 and R-2 running the length of Boulevard Kukulcán for 12 to 15 pesos each way. 9, 12

  • Hotel Zone. Sand from the door, the Ultramar piers at Playa Tortugas and Playa Caracol, and the protected reef offshore. Every ferry from here sells at the Premium Plus fare. 2, 4
  • Downtown. Peso prices, the cheaper buses, and Puerto Juárez just north of the city, where the same ferry line sells a 110-peso round trip that the Hotel Zone piers leave off the board. 2
  • Playa Delfines bridges the two. A downtown base still reaches the best free beach in the city by bus. 1, 9

What does the ferry to Isla Mujeres cost?

One operator, three Cancún terminals, and a fare that swings by a factor of five depending on which one you walk into.

Ultramar runs to Isla Mujeres from three terminals in Cancún, and the pier sets the price. From Puerto Juárez, just north of downtown, the Ultraplan tier is 55 pesos one way and 110 round trip. From Playa Tortugas or Playa Caracol in the Hotel Zone, the board shows a single tier: Premium Plus, 290 one way and 580 round trip. 2

A municipal environmental sanitation fee of 36.56 pesos applies separately at every terminal. Quintana Roo residents and INAPAM cardholders pay 100 pesos one way and 200 round trip. Child fares are 220 and 440 on Premium Plus, 26 and 52 on Ultraplan. Boats leave Puerto Juárez from about 5:30 a.m., roughly every half hour. The charges that come before the beach

Five separate charges reach a visitor here before a single meal. Two are government taxes, one federal and one for the state of Quintana Roo. One is the national park fee on the water. One rides on every ferry ticket. The fifth applies only if you go to Isla Contoy. 5, 7, 4, 2, 16

The FMM and VISITAX peso amounts come from secondary reporting, because the official portals publish the rule without a readable figure. VISITAX has risen before - from 271 to 283 pesos in February 2025 - so treat the amount as subject to change. The Isla Contoy figure is a travel publisher's number and awaits a primary page. The marine park fee is the one that catches snorkelers. CONANP charges 125 pesos a person a day for the Parque Nacional Costa Occidental de Isla Mujeres, Punta Cancún y Punta Nizuc, the protected water in front of the Hotel Zone and around the island. Seniors, retirees, disabled visitors and children under 12 are exempt. Students and teachers with a valid credential pay half. 4

What can you do without an all-inclusive?

A week here works fine without a wristband. A free public beach, a cheap ferry, a national park on the water, and a day boat to an island that admits 200 people. The prices below are per person, in pesos, from the bodies that charge them. 1, 2, 4, 16

  • Playa Delfines, kilometer 18. Free entry, free parking by the lookout, and no hotel behind the sand. It is the Hotel Zone beach anyone can walk onto. 1
  • Isla Mujeres for the day. Board at Puerto Juárez for 110 pesos round trip on the Ultraplan tier and spend the 470 pesos you saved on lunch at Playa Norte. 2
  • The reef, with the fee paid. One CONANP ticket at 125 pesos covers a day on the water off the Hotel Zone, Punta Nizuc and Isla Mujeres. The underwater sculpture galleries of MUSA sit inside that boundary. 4
  • Isla Contoy, by authorized boat. The park admits 200 visitors a day through CONANP-authorized operators, with a conservation pass reported at 108.66 pesos usually folded into the tour price. The cap is why the island stays quiet. 16
  • Downtown for dinner. Avenida Tulum and the streets off it run on peso prices, reached from the strip on a 12 to 15 peso bus. 9

When should you go? Sargassum and storms

The two calendars that decide what the water looks like, and they overlap.

2026 was a heavy sargassum year on this coast. By 18 September, Quintana Roo's environment ministry reported close to 128,000 tonnes of seaweed collected statewide, about 30,454 of them in Benito Juárez, the municipality that holds Cancún. That is roughly 23.8 percent of the state total. In July the federal environment ministry reported arrivals of up to 9,054 tonnes of seaweed in a single day. 10

September was easing. Crews removed about 1,760 tonnes in Cancún in the first three weeks of the month. The same source put August 2025 removals at 6,684 tonnes - the only year-earlier figure it gives - so treat the two numbers as a rough before/after, not a like-for-like monthly comparison. Arrivals shift by beach and by week, so check a current monitoring map close to your dates. 10

Four nights across both sides

Split the stay and the city stops being one thing. Two nights on the strip for the water, two downtown for the food and the ferry, with the R-1 doing the moving between them. 9

Do I pay VISITAX and the FMM separately?

Yes. They are different charges from different governments. VISITAX is Quintana Roo's state tax on foreign tourists, paid at visitax.gob.mx and reported at 283 pesos. Should I budget in pesos or dollars?

How far is the Hotel Zone from downtown?

The strip is about 22.5 kilometers of Boulevard Kukulcán bent like the number 7, joined to the mainland at both ends, with the Nichupté Lagoon between it and the city. The R-1 and R-2 buses run its full length for 12 to 15 pesos. 12, 9

Which Isla Mujeres ferry should I take?

It depends on where you sleep. A Hotel Zone hotel's shuttle almost always drops you at Playa Tortugas or Playa Caracol, the two piers that sell only the pricier Premium Plus tier. Staying downtown, or willing to taxi or bus north, gets you to Puerto Juárez and the cheaper Ultraplan tier instead. Ask your hotel which pier its shuttle uses before you assume you have the better fare. 2

Can I visit Isla Contoy on my own?

No. The park admits 200 visitors a day, and access runs through CONANP-authorized operators. A conservation pass reported at 108.66 pesos per person per day usually sits inside the tour price. Confirm both the cap and the fee with your operator at booking. 16

Is there a fee to snorkel the reef?

Yes, and it is not a separate paper ticket. CONANP's marine park fee is a federal charge collected either through the boat, dive shop or tour operator you book with, folded into their price, or directly at the dock if you go out on your own. Ask your operator whether it is already included before you pay it twice. 4

When is sargassum worst in Cancún?

In 2026 the peak came in July, with arrivals of up to 9,054 tonnes reported in a single day, and it eased through September. When it does arrive, it clusters unevenly and shifts with the wind, so one stretch of beach can be thick with it while the next is clear, and conditions can change within a day. Check a current monitoring map before you commit to a beach day, or ask your hotel or dive shop which stretch they cleared that morning rather than relying on statewide totals that lag by weeks. 10

What number do I call in an emergency?

Call 911 and state your location first: your hotel name and the kilometer marker on Boulevard Kukulcán if you're on the strip, or the street and cross-street downtown, then the nature of the emergency. Bilingual operators dispatch police, fire or an ambulance anywhere in Mexico. The tourist police number, 998 885 2277, only reaches officers patrolling the Hotel Zone; call 911 for anywhere else in the city. 15
