Where to stay in Playa del Carmen: three areas, priced

Three areas, one ferry pier and nine real nightly rates read on 25 September 2026, so a week's lodging in Playa del Carmen goes on paper before you book.

  • Downtown holds the cheapest beds and the shortest walk to the boat. A dorm bunk at Sayab Hostel on Calle 6 Norte runs USD 11 a night, and the Cozumel ferry terminal sits at the foot of Quinta Avenida in the same neighborhood. 2, 3, 4

The ferry pier is the center of the map

Every walk in this town measures back to one address. Ultramar's Playa del Carmen terminal sits on Avenida Benito Juárez, at the foot of Quinta Avenida, and the operator asks passengers to be there 30 minutes before departure. Stand on that corner and the town sorts itself into three parts: the dense tourist core stretching north, the gated Playacar development behind you to the south, and the quieter blocks beyond Constituyentes Avenue. 3, 14

Quinta Avenida is the spine. Quintana Roo's state tourism board calls the street running parallel to the beach the heart of the city, lined with the restaurants and shops that pull in visitors and residents alike. One travel guide measures its full run at 3.5 km, or 2.2 miles. The dense tourist stretch between Calle 3 Sur and 40th Street is about 22 blocks of it. 1, 15, 14

So the three areas below are sorted by two things: minutes from that corner, and what a night costs. Every rate was read on 25 September 2026, in the currency the seller printed.

Playacar vs downtown: which side suits your trip?

Three areas, one dividing line each. Constituyentes Avenue separates downtown from the north end; a gate separates Playacar from both.

Playacar is quiet, green and farther from everything. It sits just south of downtown, a gated residential and resort zone split into two phases: Phase 1 against the edge of town and Quinta Avenida, Phase 2 wrapped around the Hard Rock Golf Course, where most of the big hotels stand. 16

Downtown, which everyone calls Centro, runs from the beach up to the highway and north to Constituyentes Avenue. The ADO bus station, the Cozumel ferry pier and the collectivo vans that work the coast road all sit inside it. That makes it the most connected place in town to sleep. 4, 3

North of Constituyentes the town exhales. Quinta Avenida turns tree-lined and higher-end, and the Gonzalo Guerrero district sits between Centro and the calmer Luis Donaldo Colosio blocks further north. Wyndham Alltra, Mahekal and Hotel Indigo anchor the stretch, and the beach clubs start here. 14, 9, 10, 8, 17

Downtown's walk is the width of the neighborhood, because the terminal sits at its southern edge. The Playacar figure comes from an independent guide describing the Phase 2 golf-course side; Phase 1 walks shorter, and no source gives one clean figure for it. Hotel Indigo's 0.8 miles is its distance to the town center, the only measured figure any source prints for the north end. The area's top rate includes Mahekal's mandatory 35 USD a day resort fee.

How much does a week cost in each area?

Starting rates read on 25 September 2026, multiplied by seven. Sayab's dorm price is per person; the rest are per room.

Seven nights of beds runs from USD 77 to USD 1,736, a spread of USD 1,659 in a town you can cross on foot. Two of the four weeks above USD 1,500 buy all-inclusive stays, so food and drink sit inside the number: Wyndham Alltra and Riu Palace. The Reef sells its meal plan separately, and Mahekal sells four plan tiers, so check which one your rate covers. The five below are a bed and a shower. 2, 6, 5, 18, 7, 8

Each rate is a starting figure on one research date and moves with your dates. Sayab prints its rates before Quintana Roo's environmental tax. Riu Palace adds 32.57 pesos a room a night at the front desk. Wyndham's listed rate includes taxes, service charges and gratuities, with the environmental fee payable at the resort.

The top bar costs about 22.5 times the bottom one. The useful gap is the middle: Hotel Indigo's 101 USD a night is 44.7 percent of Wyndham's 226 USD, and it buys a room instead of a meal plan. That is the trade most readers are really choosing. Source: 2, 4, 17, 5, 18, 6, 7, 8

Playacar: a gated grid, a golf course and one real trade

Playacar's streets run quiet and shaded, and that is what you are buying. Paseo Xaman-Ha curves past low villas and mown verges behind a gate, the beach on one side and the golf course inland. The Reef Playacar stands inside that gate with 196 rooms and 18 villas, and its own site puts the Playacar Spa and Golf Club directly across the street. 16, 19

The cost of the calm is the walk. A guide writing up Playacar for families puts reaching downtown on foot at 30 minutes or more in the sun without a car or a rideshare, and ADO buses skip the zone. From parts of Phase 1, hard against the edge of town, the walk is far shorter. Measure your own address. 9, 16

The price band is wider than the brochures suggest. Luxury House B and B in Playacar lists rooms from 45 USD a night for two to four people, with a pool, a short walk to the sand and a 9.6 guest rating reported by one travel guide. The Reef starts at 224 USD and Riu Palace Riviera Maya, on Avenida Xaman-Ha, at 238 USD. Same gate, five times the price. 4, 5, 20, 6

There is a Maya site inside the gates. INAH, Mexico's national anthropology and history institute, places the Xaman-Ha archaeological zone within the Playacar development, 52 km south of the Cancún airport, with Late Postclassic structures dating from 1200 to 1550. Structure C-1, the largest, still carries fragments of mural painting. Visits go through a request to the Centro INAH Quintana Roo; there is no walk-up ticket booth. 21

Xaman-Ha names a living place, and the street the resorts sit on carries it. Maya is the most spoken Indigenous language in Solidaridad, the municipality Playa del Carmen belongs to, with 22,198 speakers counted in the 2020 census. 21, 22

Downtown: the shortest walk and the cheapest beds

Centro puts you inside walking distance of the boat, the bus and the sand at once. Because the ferry terminal sits at the neighborhood's southern edge, every downtown bed is at most a neighborhood's width from the water. 4, 3

The cheapest sleep in town is here. Sayab Hostel, on Calle 6 Norte between Avenida 15 and Avenida 20, prices its 8-bed mixed dorm and its 6-bed women's dorm at 11 USD a night, its 6-bed mixed dorm at 12.50 USD, and a private quad with bathroom at 48 USD, all before the environmental tax. Seven dorm nights come to 77 USD. 2

Design has an address here too. Hotel Básico, a 15-room hotel from the Habita group, stands on Quinta Avenida at Calle 10, a few minutes from the beach and the center. No public listing prints a nightly rate for it, so ask the hotel for one in writing. 23

The boat itself is cheap. Ultramar sells the Cozumel crossing in five tiers, from 80 pesos one way on Ultraplan to 380 pesos in First Class, with a 24.37-peso environmental sanitation fee charged separately. Sailing times are posted on Ultramar's own site and worth checking before you plan the evening. A round trip on the cheapest tier is 160 pesos, about 9.28 USD at the 18 September 2026 reference rate. The north end: quieter blocks, beachfront rates, resort fees

Beyond Constituyentes Avenue the crowd thins and the rates climb. Wyndham Alltra Playa del Carmen, adults only and all-inclusive, sits at Avenida Constituyentes 1, steps from the beach and from the Fifth Avenue shopping, 55 km or 34 miles from the Cancún airport. A listing read on 25 September 2026 put it at 226 USD a night with tax and service already inside it, the environmental fee payable on site. 10, 18

Further north the addresses spread out. Mahekal Beach Resort holds Calle 38 Norte, and Hotel Indigo sits at 1A Avenida Norte 300 in Gonzalo Guerrero, 0.8 miles from the center of town and 309 yards from Mamita's Beach Club. Indigo is the one mid-range number in this area. 8, 17

Which area should I pick for an Airbnb in Playa del Carmen?

Pick a rental by its cross street, not by the neighborhood in the headline. Every listing says walking distance to Fifth Avenue. The test that pays off is which side of Constituyentes Avenue the address sits on, and how many blocks inland it sits from the water. South of Constituyentes puts the ferry and the ADO station on foot; north of it, the blocks quieten and the beach clubs begin. 14, 4

  • The street and cross street, written out. Centro, Gonzalo Guerrero and Playacar all advertise walking distance to Quinta Avenida, and Playacar's own walk runs 30 minutes or more from the golf-course side. 9, 16
  • Which Playacar phase, if the address sits inside the gate. Phase 1 is against downtown; Phase 2 wraps the golf course with the big hotels. 16
  • Whether the building adds a fee of its own. Resorts publish theirs, and Mahekal's is 35 USD a day. Rentals add cleaning and service charges at checkout. 8
  • Your walk to the ferry, if Cozumel is on the plan. The terminal is on Avenida Benito Juárez at the foot of Quinta Avenida, and Ultramar asks for 30 minutes before departure. 3

What costs the same wherever you sleep?

Two entry charges land on every foreign visitor, whichever area wins. VISITAX, Quintana Roo's state tax under Article 51 octies of the state's Law of Rights, is commonly reported at 283 pesos and is payable only at visitax.gob.mx, which the state's own portal stresses because copycat sites overcharge. Mexico's FMM tourist permit, good for stays up to 180 days, is reported at 983 pesos for 2026 and usually arrives bundled into an airline ticket. Together: 1,266 pesos. 25, 11, 12

Dollar figures use the Federal Reserve's H.10 noon buying rate of 17.2454 pesos to the dollar for 18 September 2026. VISITAX is set at 2.5 times Mexico's indexed UMA, which is why the peso figure moves each year; the official portal prints no amount in readable text, so the 283-peso figure comes from a travel publication. A stay of a week or more misses the FMM's 7-day waiver. MMT's VISITAX guide walks through the payment.

Sargassum is a season, not an area. On 11 February 2026 the municipal government said it had widened its marine barriers from 2.5 to 5 kilometers, covering the shore from Playa Cisne to Punta Esmeralda and the beaches that hold Blue Flag and Platinum certification. 26 By 4 September that line was holding at 5 kilometers, and the Navy was studying up to 10 kilometers more. 24

The scale is worth knowing before you pay for a beachfront week. On 18 September 2026 state environment figures put Playa del Carmen's own haul at 42,942 tonnes, more than any other municipality in Quintana Roo, out of more than 123,000 tonnes cleared statewide since January. The barrier and the beach crews are the same ones whichever area you book. 27, 24

Quintana Roo publishes a traffic light for it. Green means a clean beach, yellow a moderate arrival you can still swim in, orange visible strips of algae on the sand and in the water, red a shore the algae covers, where another beach is the better plan. Read the color for your dates, then pick the area. 28

Your first hours, in order

Four of these happen before you unpack. The order matters more than the speed, and the third one is the step that tells you whether you picked the right area.

  1. Pay VISITAX before you land

    Use visitax.gob.mx and that domain alone; the state's own portal warns that copycat .com sites overcharge. The tax is reported at 283 pesos per foreign tourist. 25, 11

  2. Leave the airport for your area, not for the town

    Wyndham's own page puts the Cancún airport 55 km, or 34 miles, from its beachfront door. ADO coaches reach the downtown terminal and skip Playacar, so a Playacar arrival means a shuttle or a rideshare. 10, 9

  3. Walk to the ferry pier on the first evening

    Avenida Benito Juárez, at the foot of Quinta Avenida. Time that walk from your own door and you know what your area costs you in minutes for the rest of the week. 3

  4. Price the week with the fee inside it

    Add any resort fee to the nightly rate before you set two areas side by side. At Mahekal that is 245 USD across seven nights on top of 1,491 USD of room. 8, 7

  5. Ask INAH about Xaman-Ha if the site interests you

    Visits to the archaeological zone inside Playacar go through a request to the Centro INAH Quintana Roo, so send it early rather than on the morning. 21

Frequently asked questions

Is Playacar worth it without a car?

It turns on the phase. Phase 2, around the golf course, puts downtown 30 minutes or more away on foot and ADO coaches skip the zone, while Phase 1 sits hard against the edge of town; the Playacar section above has the trade in full. 9, 16

How do I get from the airport to Playacar?

ADO's coaches run to the downtown terminal and do not stop inside the gate, so a Playacar arrival means a hotel shuttle or a rideshare for the last leg. Wyndham's own page measures Cancún International at 55 km, or 34 miles, from the beachfront at Avenida Constituyentes 1, and Playacar sits at the far side of town from that road in. 9, 10, 16

Where should I stay for a lively night out?

Gonzalo Guerrero, just north of Centro, is the district one guide names for a lively night while keeping you inside walking distance of Quinta Avenida; it sits between Centro and the calmer Luis Donaldo Colosio blocks further north. Quinta Avenida's shop-and-restaurant stretch runs about 22 blocks, from Calle 3 Sur past Constituyentes to about 40th Street, so the loud end and the quiet end share one street. 9, 14

Is the hostel price the final price?

No, and neither is the resort price. Sayab prints its dorm bunks and its private quad before Quintana Roo's environmental tax; Riu Palace adds 32.57 pesos a room a night at the front desk, and Mahekal's 35 USD daily fee lands on every reservation whatever site booked it. Add the local line before you set two areas side by side. 2, 6, 8

Do Playa del Carmen hotels charge a resort fee?

Some do, and the resort publishes it. Mahekal's is 35 USD a day with 16 percent VAT inside it, which the money callout above prices across a full week. 8, 7

Do I pay the FMM for a one-week trip?

Yes. The waiver covers stays of seven days or less, so a week or more misses it. The FMM is reported at 983 pesos for 2026 and usually arrives bundled into an airline ticket as a tourism-tax line rather than paid at a counter, so read your fare breakdown before you pay it a second time. 12

Which area has the quietest beach?

Playacar and the north end both trade crowds for distance, and sargassum can overrule either. The city runs 5 kilometers of marine barrier from Playa Cisne to Punta Esmeralda, and state environment figures put Playa del Carmen's 2026 haul at 42,942 tonnes as of 18 September, more than any other municipality in Quintana Roo. Read the state's traffic light for your dates. 26, 27, 28

Is my old Panama Jack booking the same hotel?

Probably. The beachfront property at Avenida Constituyentes 1 trades as Wyndham Alltra Playa del Carmen now, was Panama Jack Gran Porto before that and Gran Porto Real Resort and Spa before that, so an old review or a saved link can still be pointing at it. Confirm the current name on the reservation before you travel. 10
