  • Three areas, three prices, one sunrise. On 25 September 2026 the same booking network started a room at $35 in Tulum town, $77 in Aldea Zama and $827 on the beach road: a 2.2 times step inland to middle, then a 10.7 times step to the sand. 2, 3, 1
  • The beach road has no budget tier. An independent guide puts beach-road hotels at 4,000 to 15,000 pesos a night and town hotels at 800 to 2,500. Tulum has no ride-hailing, so a taxi at 100 to 150 pesos or a colectivo van at 15 to 20 pesos bridges the gap. 4

Three prices for the same sunrise

The sunrise over the reef is free. The bed you watch it from runs anywhere from $35 to $827. Tulum is three places wearing one name. A working town of about 33,000 residents sits inland on Highway 307, with supermarkets, pharmacies and a bus terminal. A planned district called Aldea Zama sits between the town and the water. Then one road along the beach carries the hotels from the photographs. 9, 4, 5

Pick the area first. The room rate, the bike, the taxi budget and the hour you eat dinner all follow from that one choice. What makes Tulum expensive sits on the beach road. What keeps it cheap sits in town, 4 km inland, on a paved bike path. 4

Tulum hotel zone or town: what does each area cost?

Town is where the ladder starts. Elements Tulum Boutique Hotel, a four-star place on Calle Sol Oriente, prices rooms from $35 a night, a 15-minute walk from the middle of town. The gap is a cliff, and it sits at the shoreline. Two sources, one shape. The town case converts to about 604 pesos, just under the 800-peso floor an independent guide gives for town hotels. The beach-road case converts to about 14,262 pesos, near the top of the same guide's 4,000 to 15,000 band. Aldea Zama's $77 lands at about 1,328 pesos, inside the town range. 2, 3, 1, 4, 10

What is Aldea Zama, and who should stay there?

Aldea Zama is the compromise, and it comes with a vehicle. A planned residential and hotel district between the town and the coast, bounded by Avenida Kukulcán and Avenida Cobá, with a pedestrian spine called Andador Ka'an and a crowd of long-stay travelers and remote workers. Driving distances: 3.7 km to downtown Tulum, 4.2 km to the archaeological site, 4.8 km to the beach. 5

Those three distances are the whole story. Aldea Zama has no public transport of its own, so a bike, a scooter or a taxi is how you leave it. That suits a long stay with a rental in the yard. It suits a three-night trip less well. 5

  • Town suits anyone counting pesos. Supermarkets, pharmacies, the bus terminal and the cheapest rooms, with a paved bike path of about 4 km running out to the sea. 4
  • Aldea Zama suits weeks, not weekends. Quiet streets, apartments, a walkable commercial strip, and a starting rate about 2.2 times the town case in this snapshot. 5, 2, 3
  • The beach road suits short, specific nights. A birthday, an anniversary, the last two nights of a two-week trip, booked as its own line in the budget. 1
  • All three areas pay the state the same. The Quintana Roo visitor tax and the 911 emergency number work identically in each. 11, 12

How do you get between town and the beach road?

Tulum has no ride-hailing, and the taxis know it. The local taxi service works as a syndicate that controls transport in the area, which is why apps have no foothold here. A taxi from town to the entrance of the beach road runs 100 to 150 pesos one way. A colectivo, the shared white van that works Highway 307, costs 15 to 20 pesos, and the vans stop around 10 p.m. 4

Bike, e-bike, scooter and ATV rates are Tulum Rental Co's own published daily prices on 25 September 2026, with free delivery to downtown addresses only. Independent guides report town bike rentals from about 100 pesos a day at other shops, so shop the street before you take a week. The ADO fare is a live booking-site price for travel on 25 September 2026. Taxi and colectivo figures come from an independent guide, and other guides report colectivo fares from 10 to 50 pesos over longer distances. Dollar figures use 17.2454 pesos per dollar, 18 September 2026.

Do the arithmetic once and the bike wins the week. Seven days of rental bike is 1,750 pesos, about $101. Two taxi rides a day for a week is 1,400 pesos at the low end and 2,100 at the high end. Two colectivo rides a day for a week is 210 to 280 pesos, roughly $12 to $16, on the highway's timetable. 6, 4, 10

Does the new airport make Tulum cheaper to reach?

Tulum's own airport opened in December 2023. Two years on, its traffic is falling and its route map has shrunk to four US cities.

Tulum International Airport is emptying out, not filling up. Aeropuerto Internacional Felipe Carrillo Puerto, IATA code TQO, began commercial service on 1 December 2023 and sits about 20 km southwest of town. Grupo Olmeca-Maya-Mexica runs it as Grupo Mundo Maya. It closed 2025 with about 1.24 million passengers, 0.9% above 2024. Sector consultants cited in the same reporting estimate the airport could close 2026 with around 700,000 passengers, about 56% of 2025's total. 13, 7

International traffic fell hardest. The first quarter of 2026 brought 178,000 international passengers, 34% fewer than a year before, with domestic traffic down 25% to 36,000. Avianca, Copa Airlines, JetBlue and Volaris Costa Rica suspended service. Twelve international destinations in 2024 became four US cities by May 2026: Atlanta, Dallas, Houston and Miami. Seat capacity for that month fell 60% year on year. 7

The 2026 bar is an estimate from sector consultants quoted in May 2026, about 56% of the 2025 total. Mexico's civil aviation agency records a 2025 figure about 4,000 passengers higher than the administrator's. Both point the same way. Source: 7, 13

The monthly figures from Mexico's civil aviation agency tell the same story. September 2025 brought 580 air operations, down 32.6% from 860 a year earlier, and 64,646 passengers, down 27.88%, the airport's weakest month since March 2024. Julio Zugasti, an aviation-sector specialist at Hogan Lovells, named the 20 km between the airport and the town, and the cost of covering it, among the reasons the airport struggles. 14

For a reader booking now, that decides the arrival. Four routes means Cancún still carries most international arrivals, and the leg south is a bus ride. ADO's own site quoted 207 pesos from Tulum airport to the town terminal, about 50 minutes, for travel on 25 September 2026. Tulum on a budget: a week that leaves money for cenotes

A week in town with a bike every day costs less than half of one night on the beach road. Seven nights at the town case's $35 is $245. A rental bike for all seven days is 1,750 pesos, about $101. That is about $346 for the week. One night at the beach-road case is $827, about 2.4 times as much. 2, 6, 1, 10

  • Sleep inland and ride out. The paved bike path from town to the beach runs about 4 km, and a bike costs 250 pesos a day from a downtown shop. 4, 6
  • Use the colectivo for the long hops. Shared vans cost 15 to 20 pesos locally, with fares reported up to 50 pesos over longer runs on Highway 307. Carry small notes. 4
  • Shop where the town shops. The supermarkets and pharmacies are inland, which is one more day the bike pays for itself. 4
  • Split the trip on purpose. Five nights inland and one on the sand, each priced as its own line, beats a whole week at either end of the ladder. 2, 3, 1

What everyone pays, wherever they sleep

Three costs land on you in all three areas. Quintana Roo charges foreign visitors a state tax, VISITAX, under Article 51-Octies of its Law of Rights. The rate is 2.5 UMA per person, and at the 2026 daily UMA value of 117.31 pesos that comes to 293.275 pesos, commonly rounded to 293 pesos, about $17. Pay it only at visitax.gob.mx, the state's own portal. 11

Sargassum arrives on its own schedule, whatever the room cost. Quintana Roo runs a beach-by-beach sargassum monitoring system, and the reading changes week to week through the season. 15

  1. Pay VISITAX before you fly

    Foreign visitors owe the Quintana Roo tax at 2.5 UMA, about 293 pesos in 2026. Pay at visitax.gob.mx and keep the QR code on your phone. 11

  2. Take the bus you priced

    ADO quoted 207 pesos from Tulum airport to the town terminal, about 50 minutes. From Cancún, the same operator runs south through the day. 8

  3. Check in inland, then walk the beach road

  4. Rent the bike on day one

    250 pesos a day for a bike, 400 for an e-bike, 500 for a 125cc scooter, from a shop on Avenida Tulum that delivers free downtown. Confirm delivery if you are in Aldea Zama or on the sand. 6

  5. Learn the colectivo stop

    The shared vans work Highway 307 for 15 to 20 pesos locally and finish around 10 p.m., so plan the ride home while you are still hungry. 4

  6. Save 911

    One number, free from any phone, bilingual operators, day and night. 12

Then the shape of the week is yours. Ride out early on the path while the air is still cool, reach the walled Maya site above the water before the tour buses, and be back under a fan by noon. The beach road will still be there in the afternoon, charging by the hour for a chair. 4

Should I fly into Tulum or Cancún?

Check the route map for your own city first. Tulum's airport went from 12 international destinations in 2024 to four US cities by May 2026, and its international passengers fell 34% to 178,000 in the first quarter of 2026 alone. Cancún still carries most international arrivals, with a bus south all day. If Tulum has a flight on your dates at a fare you like, the airport sits about 20 km from town. 7, 13, 8

Will a beachfront room get me a clean beach?

Whose land is Tulum on?

Tulum sits in Quintana Roo, on the Yucatán Peninsula, where Maya people live, work, farm, teach and run businesses today. The walled site above the water is an ancestral place of those living communities. At cenotes on the roads out of town, ask at the gate who collects the fee, and carry cash.
